PROJECT OVERVIEW

In a market starving for condos, POP Denver offers attainably priced housing that was made possible in part by precast concrete construction. The five-story building is located at the corner of 6th Avenue and Santa Fe Boulevard in Denver’s Santa Fe Art District, a neighborhood enlivened by art studios, galleries, murals, international cuisine, and First Friday Art Walks.

Key Project Attributes

  • Erection team utilized a unique tool, a luffing tower crane, to accommodate large holding capacity in narrow movements on the constrained site, placing heavy precast members throughout the structure.
  • Proportions, orientations, composition, rhythm, and door and window openings all had to work together with the precast concrete structure.

Project/Precast Scope

  • Mid-rise five-story building with 123 units and a two-level parking structure with 104 spaces.
  • 1,323 precast concrete pieces including beams, wall panels, double tees, columns, and spandrels. The floor system consists mainly of 10-in.-rib slabs, but 18-in. and 24-in. double tees were used in areas with heavy loads.
  • Precast concrete producer Wells overcame material supply-chain issues to keep construction delays to a minimum.
