Project Overview

A part of a large-scale, mixed-use development in the suburbs of Dallas, Tex., 2999 Olympus is a 10-story, Class A office building that leverages multiple precast concrete products in its design. Original plans for the building called for cast-in-place concrete with a mixture of glass and brick to match the other structures being built in the development. However, Enterprise Precast Concrete of Corsicana, Tex., alongside architect O’Brien Architects and the rest of the design team, elected to use precast concrete because they wanted to leverage the material’s versatility, shorten the construction schedule, and save on costs. With considerable precision and attention to detail, the finished 322,000 ft² office building is a stunning example of what can be achieved a dedicated project team chooses a rigorous precast concrete design.

All Bricked Up

2999 Olympus features a facade constructed from architectural precast concrete panels with brick inlays and a double-height canopy at the building’s base. Precast concrete was paired with thin brick for the spandrels and column covers while window unit panels accented the rest of the facade. The design team, working closely with Enterprise Precast Concrete and the brick manufacturer, selected four types of king-sized thin brick running a one-third bond brick pattern. The bricks selected were installed row by row to create a dynamic aesthetic with distinctive accent colors every sixth and ninth row. This same motif was used for the vertical column covers adjacent to the main brick and was set back to provide additional contrast and depth to the facade. More than 162,000 thin-brick pieces, including flats, corners, and standard and three-sided edge caps, were installed on the project.

2999 Olympus also features both single and double architectural precast concrete window units with integral color and a sandblast finish. These window units are a critical part of the design: they not only complement the wall panels but also allow for ample natural light to enter the office spaces and provide signature views of nearby North Lake and the rest of the surrounding development. Overall, more than 61,000 ft² of precast concrete were installed on the project, ensuring that the design aesthetic at 2999 Olympus is captivating and the structure is durable.
